1 - List your home in the South East Wisconsin Metro Multiple Listings Service:
- The South East Wisconsin Metro Multiple Listings Service has over 6,000 member agents in the 9 counties
- This does not count reciprocal agreements with the surrounding MLSs (WIREX )more agents
- Full and Complete access to pictures, information, and documentation on your home 24 hours a day
- This ensures that Bob Szmurlo along with thousands of agents in your area are working to……GET YOUR HOME SOLD!
2 - Additional Marketing and Exposure of your Home provided by a Sign and VoicePad system
- Your Home will have the unmistakable Red, White, and Blue RE/MAX sign in your lawn
- Bob will provide a sign rider that gives a number for prospective customers to call VoicePad for instant pre-recorded marketing information on your property. The caller’s number will also be captured for follow up.
- Remember, your sign may not sell your home, but the Thousands of RE/MAX signs in south east WI will!
3 - Local and National advertising of your home:
- Bob believes his job is marketing properties not just listing them!
- Your Home will be listed on over 20 major real estate web sites including Realtor.com (I am a Realtor.com Enhanced Site Member), RE/MAX .Com RemaxUnitedwi.com and, BobSzmurlo.com (my personal web site).
- Your home will have a full professional Obeo or Imperv virtual tour on most of the web sites
- We will also advertise your home in local publications utilizing these to announce Just Listed, OPEN HOUSES, Price changes and so forth.
4 - Provide you clarity in the entire process:
- I take the time to explain the contracts and other documents we use along with their content so that you understand the process and your choices.
- When negotiating I will take the time to explain to you different option their advantages and consequences as well as alternatives to net you the best outcome.
- I believe the more educated you are in the entire process the easier it is for you to make critical decisions, the better your selling experience will be, and the More profitable its outcome.
5 - Continuously monitor your market position:
- Every 4 o 6 weeks (more often in changing markets) I totally review your homes position in the market.
- Gives you direct feedback on what is happening with your local market and how it affects Your Home.
- Allows me to suggest price corrections, things that should be done to improve marketability, or make advertising changes.
- Remember selling price is not determined by the Seller or by the Agent, but by the market, The closer your asking price is to the market, the greater the chance is of SELLING YOUR HOME!!
6 - Direct Communication with Bob:
- You will receive a personal follow up from me at a minimum of every other week to discuss your home.
- We will discuss what buyers have viewed your home and what their feedback has been, currant market conditions affecting your home or the market in general, and any adjustments that need to be made.
- We will also discuss price and if adjustment is warranted.
7 - RE/MAX United utilizes ShowingTime appointment center services to set up and coordinate all showing appointments for you:
- Showing Desk staff will contact you and set up each showing of your property working with both you and the showing agent to eliminate any conflicts of time or availability.
- Once the showing is set they will notify me via email.
- All showings are tracked by Showing Desk and a feedback request is sent to the showing agent as a follow up
- When the showing agent responds it comes to me via email and I can call you or we can set you up to also get a copy of the email response.
8 - Offer courteous and professional advice as to the marketability of your home:
- YES! I WILL tell you the truth!
- Unsurpassed service and true integrity does not come from telling clients what they want to hear, but from telling clients what they need to hear.
- Remember all comments and advice are directives solely intended to GET YOUR HOME SOLD!
9 - Negotiate your best PRICE and conditions:
- I will guide you through the entire offer /counter-offer process, assist you in negotiating the best price and use contract language which could be worth thousands of dollars to you.
- Most successful Real Estate deals today require more negotiation and Realtor experience than ever before. I have handled a lot of difficult transactions and have the experience to GET THE DEAL DONE!
- Remember any agent can write an offer on your property YOU WANT AN AGENT YOU CAN TRUST to review it and advise you.
10 - Coordinate all financing and closing activities and deal with the last minute surprises that ultimately occur:

Mortgage Brokers, Loan Originators, Title Companies, and Attorneys must be dealt with as a collaborative approach

I will act as a Quarterback of this highly specialized team to coordinate their efforts and make your closing as painless and issue free

I attend all closings and will be there to explain things and guide you through it.
